Advance preparations are important especially when you are considering selling a house. You must ensure that a residential inspector comes to your house and performs a thorough job. Calgary home inspections are guaranteed to help you identify any and all existing problems within your residence so that you can have them fixed in time to close the sale.

You should confirm that all utilities within the house are fully functional. Gas, water and electricity channels should all be open and confirmed to be operating. Where a house has pilot light, turn them on and confirm that they are fully working.

Pets can hinder the inspection process as they could interrupt the activities being performed. In an ideal situation, the pets should be left outside the premises but in a secure location. Let the agent overseeing the sale process know about the existence of any pets within the residence.

Reports are required to be very thorough in nature. As he moves about your property, he will turn switches on and off, open and close windows also. Any anomaly detected within the lights or with windows that will not open has to be noted down. You can avoid this by replacing all malfunctioning parts.

You will also need to be concerned about the state of smoke detectors and carbon monoxide detectors. Even though a majority run on electricity, they still have back up batteries that are used in the event of a power blackout. Check to confirm that all sensors are also fully functional.

Air conditioning will also be examined. When looking at the air conditioner, a lot of attention will be paid to the filters. Remove the filters and properly clean them. Missing or broken filters should also be replaced immediately. Remember that a filter is required to fit securely within the space that has been allocated to it.

Concrete foundations are common in almost all houses. With time, the foundation becomes a collection point for garbage and debris. If not removed, this could be noted as creating grounds suitable for the breeding of pests. Avoid this by cleaning the foundation area.

Electric panels, water heaters and air conditioning vents are located in the attic area. All this have to be inspected and the inspector will therefore require a clear path to your attic. Remove all unnecessary items present in your attic and leave a clear path to each item.

Trimming will need to be done as well. Tree limbs should be at least ten feet from the house roof. Shrubs and other items within the drive way will also need to be done away with. Shrubs and untrimmed bushes tend to act as hiding ground for pests and other rodents that are usually not welcome in any house.

Repairs complete the Calgary home inspections process. Once the inspection report is complete, all noted problems must be addressed as soon as is possible. In many cases, the reports will also point out missing door knobs, windows, gutters and doors that will not close properly.
